For the first time in about two months, 30-year fixed mortgage rates have dipped below 6%.
If you have been watching rates and waiting for a sign — this might be it.
The Numbers
The average 30-year fixed rate is now sitting at 5.99%. That is a psychological barrier many buyers have been waiting for, and we just crossed it.
Bonds rallied hard last week despite a relatively strong jobs report, which typically would push rates up. The fact that rates dropped anyway tells us the market is pricing in a more favorable environment ahead.
Why This Matters
Every fraction of a percent counts when you are financing a home. Here is the real-world impact:
- On a $400,000 loan, the difference between 6.25% and 5.99% saves you about $60 per month
- Over 30 years, that adds up to over $21,000
- More importantly, lower rates mean you qualify for more home
The same monthly payment that got you $380,000 last month might get you $400,000 today.
Buyers Are Responding
Mortgage applications jumped 2.8% last week. That is not a coincidence — buyers who have been sitting on the sidelines are starting to move.
New home sales also beat expectations, coming in at 745,000 units. Builders are offering incentives, and buyers are taking advantage of this window.
The Volusia County Angle
Here in Port Orange, Daytona Beach, and New Smyrna Beach, we are seeing the spring market start early. While buyers in the Northeast are still dealing with winter weather, Florida buyers are already out shopping.
That is our advantage — and with rates below 6%, it is a good time to use it.
What Should You Do?
If you have been waiting for rates to come down, they just did. The question is whether you are ready to act.
A few things to consider:
- Get pre-approved now — know exactly what you qualify for at today’s rates
- Move quickly on good properties — inventory is still tight
- Lock your rate — rates can move fast, and locking protects you
