The real estate market is not one size fits all. Draw a Hillsborough County heat map of 2026 and a fascinating split appears: some towns are burning hot, while others offer unexpected opportunity for buyers who know where to look.
Here is what the data tells us.
What the Hillsborough County Heat Map Shows
Hillsborough County is up 11 percent in active listings compared to last year. That is the highest June total since 2021. At the same time, homes are still selling in just 23 days on average, half the national pace. Prices are holding steady with a median of 548,453 dollars and 62 percent of homes selling above asking.
But zoom in, and the story gets much more interesting.
The Hot Tier: Below $500K (Nashua, Manchester, Hooksett)
This is where competition is fiercest. Demand still vastly outpaces supply. If you are a seller with a home under 500K dollars, you likely have multiple offers. If you are a buyer in this tier, you need to be prepared, move fast, and know your numbers.
Nashua leads the county with consistent volume and strong buyer demand. These homes are priced for accessibility, and they are priced for speed.
The Balanced Tier: $500K–$900K (Amherst, Hollis, Bedford, Bow)
This is where the sweet spot lives. Inventory growth has given buyers breathing room for the first time in years. You are not in a buyer market, but you have leverage. Negotiation is back on the table.
Amherst sits in this sweet spot with excellent schools and suburban appeal. Hollis offers character and space. Buyers here can actually explore their options without panic.
The Prestige Tier: $800K+ (Mont Vernon, select Hollis addresses)
Mont Vernon has become the crown jewel of the Southern NH market. The median listing price here is 799K dollars, nearly 250K dollars above the county median. Why? Schools are top 5 percent in the state, town character is exceptional, and there is proximity to everything: Boston, lakes, hiking, and the new Daland Memorial Library opening in 2026.
For relocating professionals from Boston or the tech corridor, Mont Vernon is the aspirational anchor.
Why Speed Still Matters
At 23 days to sold, Southern NH homes move faster than almost anywhere in New England. This speed signal means several things:
First, your home has to be priced right from day one. There is no room for wishful thinking.
Second, buyer preparation wins. The fastest sales go to the most ready buyers: those with financing in place, inspection timelines planned, and expectations clear.
Third, your market position matters. In the sub 500K tier, you are competing with 15 other listings. In the 500K to 900K tier, you are competing with five. In the prestige tier, you are in a different league entirely.
What to Do
If you are selling: Know your tier. Price it right. Get it market ready fast.
If you are buying: Identify your tier. Understand the competition level. Get prepared before you search.
Location matters. Timing matters. But strategy matters most.
How to Read the Hillsborough County Heat Map Yourself
You do not need a subscription to track this. Start with active listing counts in your target towns, then compare median days on market between them. When one town’s days on market drifts well above its neighbors at the same price point, that is a cooling pocket and usually a negotiating opportunity. Longer run context helps too, and the housing and household formation data published by the United States Census Bureau is a useful check on whether a hot town is riding real population growth or short term momentum.
