The Nashua real estate market has a reputation that runs ahead of its numbers. If you are buying here in 2026, the data tells a more useful story than the headlines do. Here is what the figures actually show for Nashua and the rest of Hillsborough County.

What the Nashua Real Estate Market Is Actually Doing

Nashua’s median sale price was $576,500 in July 2026. That is down 2.7 percent year over year, and the lowest reading since March (Redfin and NHAR). It is worth sitting with that number, because it runs against the regional trend rather than leading it. New Hampshire statewide set an all time record median single family price of $580,000 in July, up 5.5 percent (NHAR). Hillsborough County as a whole came in at $548,392 across all home types, up roughly 3 percent year over year (Redfin).

So Nashua is not out in front of the region right now. It is trailing it. If you are a buyer, that is not bad news.

Inventory Is the Real Story

Active inventory statewide reached 2,992 homes in July, up 16 percent year over year and the highest level in roughly seven years (NHAR). In Hillsborough County, active listings reached 1,494, up 8 percent year over year (Redfin). More homes on the market is the single biggest change in a buyer’s favor this cycle. It means you can compare options, take the time to inspect properly, and walk away from a house that does not fit.

But Do Not Mistake This for a Buyer’s Market

Hillsborough County still carries just 1.71 months of supply. A balanced market generally runs 5 to 6 months. Homes went to contract in a median of 24 days, only 3 days slower than a year ago, and 58 percent of homes sold above asking, up from 55 percent. NHAR president Josh Greenwald put it plainly: inventory is improving, and the state remains far from a balanced housing market.

Both things are true at once. Conditions are easing, and sellers still hold the stronger hand in most transactions. For national context on how this compares, the National Association of Realtors reported a July median existing home price of $434,100, up 2.0 percent year over year, marking the 37th consecutive month of annual gains.
